What Is a VA Compromise Sale?

A VA Compromise Sale is the VA's version of a short sale. When the sale proceeds are less than the outstanding VA loan balance, the VA may cover the shortfall - depending on the amount of guarantee and the circumstances. The process requires approval from both your lender/servicer and the VA itself.

The VA Approval Process

VA short sales require an additional approval layer: after your lender agrees to the short sale, the VA Regional Loan Center must also approve. This adds 2–4 weeks to the timeline but is a routine process when handled by an agent with VA experience. The VA is generally cooperative when PCS orders are the documented hardship.

VA Entitlement Considerations

Your VA loan entitlement - which determines your ability to use your VA benefit for a future home purchase - may be affected by a short sale.
