Last Updated: April 16, 2026
1. Introduction
MD Short Sale Agent ("we," "us," or "our") operates the website mdshortsaleagent.com (the "Site"). This Privacy Policy explains how we collect, use, disclose, and protect information you provide when you use our Site and services.
By using this Site or submitting any form, you consent to the practices described in this policy.
2. Information We Collect
We collect information you voluntarily provide, including:
- Name, phone number, and email address
- Property address and county
- Mortgage status and hardship situation (as described by you)
- Any other information included in your inquiry
We also automatically collect limited technical information such as IP address, browser type, device information, referring URLs, and pages visited via web analytics tools including Google Analytics, Cloudflare Web Analytics, and Google Search Console. Google Analytics uses cookies to collect anonymous usage data such as session duration, pages visited, and approximate geographic location.
3. How We Use Your Information
Your information is used to:
- Respond to your inquiry and connect you with qualified short sale specialists
- Match your inquiry with licensed real estate agents or attorneys in our partner network
- Send follow-up communications related to your inquiry (email, SMS with consent)
- Improve the functionality and content of the Site
- Comply with legal obligations
4. Information Sharing
We share your contact information with licensed real estate professionals and attorneys in our partner network for the purpose of responding to your inquiry. This is the core purpose of our service.
We do not sell your information to data brokers or unrelated third parties. We do, however, share limited hashed identifiers (such as a hashed version of your email address or phone number) with advertising and analytics partners, including Meta Platforms, Inc., for the purpose of measuring the effectiveness of our advertising and improving ad relevance. See Section 6 for details.
We may share information as required by law, court order, or to protect the rights, property, or safety of our company, our partners, or others.
5. SMS and Email Communications
By submitting a form on this Site, you consent to receive communications regarding your inquiry, including by email and SMS (text message). Standard message and data rates may apply. You may opt out of SMS communications by replying STOP at any time. You may opt out of email communications by clicking the unsubscribe link in any email.
6. Third-Party Services
Google Analytics: This Site uses Google Analytics to understand how visitors interact with our Site. Google Analytics collects data such as pages visited, time on site, and general location using cookies. This data is aggregated and anonymous. You can opt out by installing the Google Analytics Opt-Out Browser Add-on.
Meta Pixel (Facebook Pixel): This Site uses the Meta Pixel, which allows us to measure the effectiveness of advertising, build retargeting audiences, and deliver relevant ads to people who have visited our Site. The Meta Pixel collects information about pages visited, actions taken (such as form submissions and clicks), device and browser information, and IP address.
Meta Automatic Advanced Matching: We have enabled Meta's Automatic Advanced Matching feature. When you submit a form or provide contact information on this Site, the Meta Pixel will read information you entered (such as your email address, phone number, first name, last name, city, state, and ZIP code), hash it using SHA-256 directly in your browser, and transmit the hashed values to Meta Platforms, Inc. Meta uses these hashed identifiers to match your activity on our Site to your Meta account so that we can measure ad performance and deliver more relevant ads to you and to people with similar characteristics. Your unhashed contact information is never sent to Meta through this feature. You can opt out of Meta's use of this data for advertising by visiting Meta's ad settings, or by disabling cookies in your browser.
GoHighLevel (CRM): We use GoHighLevel as our customer relationship management platform to process form submissions, store inquiry data, and send follow-up communications (email and SMS). GoHighLevel acts as a service provider on our behalf and processes your information only as directed by us and in accordance with their privacy policy.
7. Cookies
This Site uses cookies for two purposes: (1) essential functionality and analytics, and (2) advertising and measurement (including the Meta Pixel described in Section 6). You can opt out of tracking and advertising cookies by clicking the "Do Not Sell or Share My Personal Information" link in the footer of any page. You can also disable all cookies in your browser settings, though this may affect Site functionality.
8. Data Security
We implement reasonable security measures to protect your information. Our Site is hosted on Cloudflare Pages with HTTPS encryption. However, no internet transmission is 100% secure. We cannot guarantee absolute security of information transmitted to us.
9. Children's Privacy
This Site is not directed to individuals under the age of 18. We do not knowingly collect information from children under 18.
10. Your Privacy Rights
Maryland residents may have rights under the Maryland Personal Information Protection Act, including the right to request access to or deletion of personal information we hold about you.
California residents may have additional rights under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA), including the right to know what personal information we collect, the right to delete personal information, the right to correct inaccurate information, and the right to opt out of the "sharing" of personal information for cross-context behavioral advertising. Our use of Meta Pixel with Automatic Advanced Matching (described in Section 6) may constitute "sharing" under California law.
To opt out of tracking on this Site, click the "Do Not Sell or Share My Personal Information" link in the footer of any page. This will disable the Meta Pixel and Google Analytics for all future visits from this browser. You may also contact us using the information below.
To exercise any of these rights, contact us at [email protected]. We will respond within the timeframe required by applicable law.
11. Changes to This Policy
We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated date. Continued use of the Site after changes constitutes acceptance of the revised policy.
